November transfers see more million-dollar sales

Westmount real estate pushed further into the million-dollar range with nine of 20 one- and two-family properties going for more than that mark, including three sales over $2 million each.
In fact, the only duplex sale registered in November was one of the million-dollar-plus transactions, only the third duplex to sell for more than $1 million in Westmount’s history.
Prices ranged from a low of $478,000 for 162 Hillside Avenue to $2.8 million for 3262 Cedar Avenue, a large stone home on 13,000 square feet of land. The Hillside sale was actually almost double its $239,800 municipal assessment, the highest of the month, while 10 Oakland Avenue sold for less than its municipal assessment, even though it brought $1,325,000, the only markdown of the month.
The 20 sales in November is a record-high volume for that month, which is normally less busy for notaries. And it brings the volume for sales of one- and two-family dwellings to 200 during 2007, already topping the annual volume figures for any year going back to 1999.
Only one condominium sale was registered in November, the resale of an apartment at 10 York Street, which was built in 2003. The ground-floor unit was the sixth resale since the building was first bought up.
Also sold was a 13-unit apartment building at 339 Victoria Avenue and a semi-commercial building at 4573 Sherbrooke Street, between Arlington and Strathcona Avenues.
The residential sales represent transactions which were negotiated mainly in September and October, though some involved offers which had been accepted as early as March.
